Join an organization voted a Top Work Place for the past eight years The primary purpose of the Affordable Living Leasing Agent is to provide administrative support in all aspects of the marketing and move in functions for the Cincinnati Area affordable housing Communities for the purpose of maintaining occupancy levels at or above budgeted levels. The position works closely with the community managers and reports to the director of compliance. Affordable Living at ERS: Our philosophy of care guides us to maintain every personA?s dignity, and provide the same standard of excellence in care to every resident. Our Affordable Living communities are wonderful places for older adults to live and flourish in safe, friendly neighborhood communities. Residents enjoy amenities and services found in few retirement communities for people with low:incomes such as transportation, gardening areas, complimentary laundry facilities, and chaplain services. The older adults who live in our Affordable Living communities are given the opportunity to live and flourish in a friendly, loving environment.Assists the Cincinnati Area community managers in maintaining occupancy levels at the Cincinnati area affordable living communities. This position is required to travel between communities in the Cincinnati area. Occasionally this position may require travel outside of the Cincinnati area.Assists the Community Managers with renting the apartments to meet or beat the occupancy goals. This includes, but is not limited to: conducting tours, maintaining the wait list, gathering required verifications, and processing new applications. Is familiar with all HUD, LIHTC and HOME regulations ensuring that only qualified individuals are admitted into the community.Obtains appropriate signatures and documentation related to the move in.Prepares move in packets and resident handbooks, including copying forms as needed. Assists with incoming/outgoing calls as needed.Provides tours, performs interviews and responds to mailings and phone pletes monthly census reports. Enters census into DEVCO as required.Must possess, as a minimum, a high school diploma or equivalent.Must be proficient in MS Word and Excel.Must be able to read, write, and communicate effectively in the English language and follow written/oral instructions.Must possess sight/hearing senses, or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.Must possess the ability to make independent decisions when circumstances warrant such action.Must be able to bend, stoop, lift, and push up to 25 pounds or a regular basis, stand and move intermittently throughout the work day.Must function independently, have flexibility, personal integrity, and the ability to work effectively and harmoniously with other personnel.Must possess the ability to deal tactfully with personnel, residents, family members, visitors, government agencies/personnel and general public.Must be able to relate to and work with the ill, disabled, elderly, emotionally upset, and at times, hostile people within the facility.Must be able to cope with the mental and emotional stress of the position.Must not pose a direct threat to the health of safety of other individuals in the workplace.Must be able to maintain regular attendance.
