National real estate firm is seeking an experienced Property Manager at an apartment community in Cincinnati, OH. Supervisory position with authority, responsibility, and accountability to plan, implement and monitor operations, profitability, customer service, marketing and resident relations of the property, while maintaining the company investment. Utilization of management skills to train, motivate and empower staff to reach their goals and those of the property.
This position requires excellent customer service and communication skills, ability to manage a team, and the ability to multi:task while focusing on all aspects of day to day operations of the property, with specific focus on reaching monthly property financial goals. Requirements: The successful Property Manager will have the following qualifications:
:Previous experience managing multifamily properties is REQUIRED.
:Marketing, leasing, and leadership experience a Must
:Knowledge of Onesite a Plus
:Two (2) years supervisory experience effectively working with a staff of 5:10 employees and management
:Must be knowledgeable of all local, state and federal Fair Housing laws and regulations
:Superior customer service skills and the ability to deal with difficult people and challenging situations while maintaining a positive and calm demeanor
:Industry certification and licensing (as required by State) achieved or in process
:Ability to hire, train and supervise staff, residents and management at all levels, be a team leader
:Safety conscious with general knowledge of building maintenance
:Detail oriented with excellent organizational skills, work well under pressure
:Self:motivation and self:direction, ability to multitask and prioritize
:Ability to work independently, with or without direct supervision
:Excellent written and verbal communication skills with strong computer skills
:Must be proficient with MS Office
:Possess proven financial and accounting acumen
:Demonstrated ability to read a budget, conduct financial analysis and provide practical narrative and financial reporting
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES include the following. Other functions may be assigned.
:Schedule, supervise, train and direct the daily activities of all on:site staff and vendors
:Manage the day:to:day outreach, sales and customer service efforts to meet and exceed performance targets
:Monitor property and staff to ensure compliance with all Fair Housing and Fair Credit Reporting Requirements, Human Resources and Operations policies and procedures, and Safety Management programs
:Compliance with management company personnel and operations policy and procedures and compliance to company standards.
:Provide effective marketing and communications, including advising management of pertinent issues as related to the community, market, or other respective issues
:Attract and educate new tenants, Investigate and resolve tenant complaints
:Plan, promote and implement effective Resident Retention program.
:Promote Resident Services initiatives to drive efforts at the community level, engaging residents in social, educational, planned activities and events
:Responsibility of fiscal budgetary compliance to approved operation budgets.
:Prepare reports of all operational financial data to the Regional Property Manager, Property Staff Accounts and other Corporate Departments as requested
:Oversee and coordinate all property transactions
:Update and improve properties to increase return on investment
:Ensure all work order and repair requests are processed in a timely fashion
:Lead staffing, training and development initiatives for the property to ensure the best talent is part of the property team
:Enforce property /company rules and regulations
