The Property Manager is the CEO of the business. As Property Manager at Peak Campus you will lead, motivate, and mentor your team to provide a world:class living experience. As the onsite leader and decision maker, you will be responsible for successfully driving occupancy, NOI, hiring, and staff development. Personnel Management:Manage high quality on:site staff through implementation of effective recruitment, training, coaching and development programsEffectively perform and document appropriate employee evaluations including, but not limited to, performance reviews and corrective action reviews, and termination paperworkDirect entire Turn process per Company policies and proceduresStrategic Leasing Management:Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledgeEffectively show, lease, and move in prospective residentsDirect efforts to implement sales and marketing plans, which effectively maximize rental income and budgeted occupancyFinancial Management:Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs; identify trends and recommend appropriate strategies and adjustmentsDevelop yearly operating budgets/forecasts. Accurately prepare and convey all operational and financial data to the Regional Manager in a timely manner. Be responsive and receptive to owners needs, goals, and objectivesMonitor the timely receipt and reconciliation of rent collections and ensure landlord/resident statutes are followedCustomer Service:Manage an excellent customer service program by adhering to the Peak Simply Service StandardsManage resident retention and service request follow:up programsMonitor service request turnaround and ensure the responsiveness of the maintenance staffAdministration and Risk Management:Accurately complete required reports as outlined in the Peak policies and procedures as well as additional reports requested by owner and/or supervisor(s)Perform apartment inspections monthly as well as prior to move in and at move out.Manage property risk effectively by communicating incidents and potential liabilities*Perform other duties as assigned by supervisor A burning passion for the student housing industryA can:do attitude with the tenacity to get the job done, no matter whatHigh school diploma or equivalent is requiredA college degree or extensive experience in multi:family property management requiredA minimum of two years multi:family and/or off campus student housing management experience highly preferredProven ability to perform in all areas of Property ManagementAbility to understand and perform all on:site software functions (Onesite and MRI experience a plus)Travel may be required as necessary to attend training and other company functions PeakCB
